An agent on behalf of real estate developers has requested the review of a proposed, mixed residential, housing development at the northeast corner of County Highway H and Bain Station road. The proposed development plans call for a balance between three different housing options to cover approximately 72.4 acres.
The Settlement at Bain Station Crossing would include 44 single-family home sites on 31.17 acres; the Landing at Bain Station Crossing would include a mix of eight-, six- and four-unit buildings for a total of 108 condominium units on 26.3 acres; and the Summit at Bain Station Crossing would include three buildings for a total of 95 senior condominium units on 7.14 acres.
The proposed plan also calls for 8.95 acres of open space within the development, including 4.47 acres delineated as wetlands and a 4.51 acre retention area. In addition, 8 acres of woodlands throughout the development is proposed to be preserved. Additional amenities are also proposed as part of the senior condominium project, including: a community room, exercise room, salon and computer room.
The overall estimated value of the building development at full build out would be $53,000,000.00. The estimated annual property taxes to be paid would be $825,000.00. In addition, the development will pay $433,000.00 in impact fees and $220,000.00 in other contributions to off-set costs for police, public works, parks improvements needed based on the new development.
