CONCEPTUAL PLAN FOR NEW RESIDENTIAL LOTS CONDITIONALLY APPROVED
On Monday, August 10, the Pleasant Prairie Plan Commission conditionally approved a Conceptual Plan and related documents for Bear Development related to the future development of 64 new single-family residential lots and one two-family lot. The new single-family lots, along with five out lots, have been proposed on approximately 62.3 acres of vacant land located north of the Creekside Crossing development (north of 93rd Street and east of Old Green Bay Road).
The land on which Bear Development wishes to develop the new single-family homes sites had been previously zoned for multi-family units (condominiums), prior to the recession, but has remained vacant since that time. The new two-family condominium lot is located on a remaining portion of the original Creekside Crossing development area.
Bear Development is proposing to complete a floodplain boundary adjustment and to construct: a large retention basin; a wetland enhancement project; and underground public utilities and public roadways within 89th, 90th and 91st Streets and 90th Place, 62nd Avenue and Creekside Circle.
In addition to the Conceptual Plan, a Comprehensive Plan and Zoning Map Amendment were approved. A Certified Survey Map for the project was tabled until further work on the project is completed. With Conceptual Plan approval, Bear Development can now move forward with preparing Preliminary and Final Plats for the single-family development that will then be reviewed by staff and considered by the Village Plan Commission at a point in the future. The developer has plans to begin grading and utility work during the fall of 2015.
