
During the December 8 meeting, the Village Board approved a revised Conceptual Plan submitted by Douglas Kent Development for the Sagewood Condominiums in the Village Green Neighborhood. The proposal updates the layout of 14 four-unit buildings and incorporates the two existing buildings into a unified 64-unit development. The overall density and road layout remain consistent with the approvals that were granted in 2005.
The plan introduces updated architectural designs, modern materials, and enhanced site planning. Townhouse-style units will measure about 2,200 square feet and include individual entrances, attached two-car garages, covered porches, and second-floor balconies. Garage access will occur from interior roads, and walkways will connect units to the public sidewalk network. Shared amenities will include a swimming pool, clubhouse, and an outdoor gathering area. The developer will fund street reconstruction, sidewalk extensions, street trees, and new lighting. Sagewood Circle and 101st Court will be rebuilt to current roadway standards and dedicated as public streets.
The two existing buildings will be included in the new development under a single condominium association. Environmental requirements include a new wetland delineation, preservation easements, and rezoning protected areas to the Lowland Resource Conservancy District. A tree survey will guide the preservation of healthy mature trees along 47th Avenue and in the eastern wooded area, where a resident path system may also be added.
Existing utilities will serve most of the site, with adjustments planned for the revised layout. Stormwater facilities are already in place. The revised Conceptual Plan aligns with the Village Comprehensive Plan and Village Green Neighborhood Plan. Next steps include completing environmental studies, preparing Residential Development Plans, obtaining Zoning Text and Comprehensive Plan amendments, securing preliminary and final condominium plat approvals, and executing a Development Agreement.
