The Pleasant Prairie Plan Commission held public hearings at the meeting on November 21 for a Master Conceptual Plan, Certified Survey Map, and Zoning Map Amendment for the vacant property located at the northeast corner of 91st Avenue and Prairie Ridge Boulevard. Bear Development LLC, the property owners, made the requests to subdivide the property into two parcels to develop a dance studio on northern Lot 1 and a hotel on southern Lot 2. Following Village staff presentations and public hearings, the Plan Commission unanimously approved the items and sent favorable recommendations to the Village Board.

The Master Conceptual Plan for the project illustrates how the vacant parcel will subdivide and develop. The plan proposes the construction of a 5,000-square-foot dance studio on Lot 1, which consists of approximately 1.3-acres of land with nearly 200 feet of frontage on 91st Avenue. The parcel will have shared access with the Sherwin-Williams store to the north and the proposed hotel to the south. In addition, the property will provide 53 on-site parking spaces, including three handicapped accessible parking spaces with over 50% of open space remaining on the property.

Plans for the proposed hotel include a 4-story building with 86 rooms that will develop on Lot 2, which consists of about 2.3-acres of property with over 300 feet of frontage on 91st Avenue and over 450 feet of frontage on Prairie Ridge Boulevard. The hotel's footprint will be about 15,967 square feet, with a building height of approximately 55 feet. In addition to sharing main entrances with the dance studio to the north and the Care Animal Hospital to the east, the hotel plans include an alternative full-access driveway off 91st Avenue. The hotel will provide 87 on-site parking spaces, including four handicapped accessible parking spaces, and maintain over 38% of open space.
