
The Plan Commission approved a Master Conceptual Plan during its February 16 meeting to relocate the existing Costco gasoline fueling facility to an off-site location and add additional parking spaces to the Costco warehouse at 7707 94th Avenue within the Prairie Ridge commercial development.
The project plans to relocate the current fueling area to a nearby 2.8-acre property at the southwest corner of County Trunk Highway H (88th Avenue) and 76th Street. The new fueling site will include 12 fuel pumps with 24 fueling positions, allowing more vehicles to fuel at the same time compared to the existing 12 fueling positions. The site will also provide vehicle queuing space west of the pumps, a Costco kiosk with a restroom, and employee amenities, including staff parking and a small warming structure.
With fueling operations moved off-site, the current fueling area on the warehouse property will be removed and redeveloped for parking. The warehouse site currently has 681 parking spaces, and the approved plan increases the total to 814 spaces, a net gain of 133 spaces for members and employees. The approved concept also shifts the primary parking lot entrance along 76th Street slightly east to better align with an existing commercial driveway across the street and reduce congestion at 76th Street and 94th Avenue.
“Relocating the fueling facility off the warehouse site is expected to improve on-site traffic flow and reduce vehicle queuing during peak periods,” said Community Development Director Robert Hanson. “Construction sequencing and transition timing have not yet been finalized and will be determined as the project advances.”
Additional site and operational plans, permits, and zoning amendments will be reviewed before construction permits are issued. The Village Board will consider final approvals related to zoning and planned development amendments at a future meeting.
