The Village Board approved the project plan/boundary amendment for the Tax Incremental District (TID) # 11. 
TID 11 is a mixed-use district in Pleasant Prairie that encompasses nearly 1,000 acres of land along Interstate Highway 94 (Wilmot Road to 122nd Street, between 114th Avenue and just west of 128th Avenue).

This project plan amendment adds new territory to the District (the Highway C corridor east of I-94). The additional project costs related to this amendment are approximately $27.3 million. The estimated total project cost for TID 11 is nearly $83.4 million. 

TID 11 reflects Pleasant Prairie's commitment to long-term strategic planning and aims to position the community for sustained growth for decades to come. The district's core goals are to stimulate commercial, industrial, and residential development, enhance property values and encourage mixed-use development within its boundaries. Incorporating the Highway C corridor east of I-94 gives the Village added flexibility to fund infrastructure improvements, including the following: roadway improvements, stormwater management and utility installations.

Final approvals related to the project plan amendment will be considered by the Joint Review Board on Monday, August 25th, 2026.



Phase II Final Plat Approved for Cedar Ridge Subdivision Development to Commence

The Village Board also approved Phase II Final Plat (and related approvals) for the Cedar Ridge Subdivision development. This approval allows for Phase II construction to officially commence.
Located west of 47th Avenue at 110th Street, Phase II of the Cedar Ridge Subdivision includes the remaining 42 single family lots and facilitates a future roadway connection to the west. Lot sizes in the subdivision range from 13,600 - 30,350 square feet.

The Village Board previously approved Phase I on October 14th, 2024, which established 36 single family lots and a connection to 47th Avenue at 113th Street. As part of the developer requirements, Sanitary Sewer and Water infrastructure is also being installed along 47th Avenue for the full length of the subdivision frontage and will expand access to sanitary sewer and fresh water to homes alongside the development.
Phase II was approved by the Plan Commission on Monday, July 6th. 

The Cedar Ridge Subdivision Development will provide premier housing opportunities and residential expansion. The full development will cover 40 acres, 78 total single-family lots, and two outlots reserved for stormwater management. Phase II construction is expected to begin in the Fall of 2026.
